What Insurance Do You Need to Rent a Film Studio

A Practical Breakdown for LA Productions

Why Studios Require Insurance

Every professional film studio in Los Angeles will ask for proof of insurance before handing over the keys. This is not negotiable. Studios, equipment rental houses, and even municipalities require coverage because film production involves real risks: hot lights, heavy gear, electrical draw, and dozens of people moving through a space. If something goes wrong, the studio needs to know they are protected.

The California Film Commission requires General Liability coverage of at least $1,000,000 per occurrence for any production filming on public property. Most private studios follow similar standards. Understanding what coverage you actually need will save you from surprises at checkout and keep your production legally compliant.

01 GENERAL LIABILITY

This is the foundation. It covers bodily injury and property damage to third parties. If a visitor trips over a cable and gets hurt, or if your crew damages the studio floor, this policy responds. Studios almost always require a $1M per occurrence minimum and will ask to be named as Additional Insured on your certificate.

02 EQUIPMENT INSURANCE

Rental houses require proof that you can cover loss or damage to their gear. This includes cameras, lighting, audio equipment, and grip. Policies typically carry a $1M limit. You will need a Certificate of Insurance naming the rental company as Additional Insured before you can take equipment off the premises.

03 WORKERS COMPENSATION

California state law requires Workers Comp for all employees. This covers medical costs and lost wages if a crew member gets injured on set. Even if you classify workers as independent contractors, California often treats them as employees for Workers Comp purposes. Payroll companies typically bundle this coverage.

04 AUTO LIABILITY

If your production rents vehicles or has crew driving personal cars for work, you need auto coverage. The California Film Commission mandates at least $1,000,000 per accident covering owned, hired, and non-owned automobiles. This is separate from General Liability and must be specifically listed on your COI.

Errors and Omissions Coverage

While not always required to rent a studio, E&O insurance protects against copyright infringement, defamation, and privacy claims. If your production uses music, brand logos, or real names without proper clearance, this coverage becomes essential. Most distributors will not touch a finished project without E&O coverage in place.

Production insurance typically runs about 2.5% of your total budget, though this varies based on project scope, stunts, and locations. Short-term policies are available for single-day or single-week shoots, which is ideal for indie productions that do not need annual coverage.

The Certificate of Insurance

A Certificate of Insurance, or COI, is a single-page document your broker issues proving you have active coverage. Studios, rental houses, and location owners will request this before contracts are signed. The COI lists policy limits, effective dates, and any Additional Insured parties. Keep digital copies ready to email at a moment’s notice.

If you are working with a low budget, entertainment insurance specialists like Athos Insurance, Front Row Insurance Brokers, and Frankel & Associates offer short-term production packages tailored for indie filmmakers. These policies can be arranged quickly and cover everything from a one-day commercial to a multi-week feature.
