Movie Set Rental With Props Included

MOVIE SET RENTAL WITH PROPS INCLUDED

Walk In. Shoot. Walk Out. No Prop Runs Required.

The Hidden Cost of Empty Studios

Here’s something a lot of studios in Los Angeles won’t tell you upfront. When they quote you a rental rate, they’re quoting you an empty box. Four white walls, a concrete floor, and maybe some overhead lights if you’re lucky. Everything else is your problem. The furniture. The decorations. The little details that make a space look like a real place instead of a warehouse.

That means you’re renting the studio, then you’re renting props from a prop house across town, then you’re paying a truck to transport them, then you’re paying crew to unload and arrange them, then you’re doing the whole thing in reverse at the end of the day. By the time you add it all up, your “affordable” studio rental just doubled in cost.

At Warehouse 1 Productions, we do it the other way around. Our movie set rentals come with props included. The furniture is already there. The wall decorations are hung. The books are on the shelves. The coffee cups are in the cabinet. You walk in with your camera and your actors, and you start shooting.

What “Props Included” Actually Means

This isn’t a few folding chairs and a card table. Our standing sets are fully dressed environments designed to look authentic on camera. The Living Room has a real couch, coffee table, bookshelves, lamps, and wall art. The Office has a desk, chairs, filing cabinets, a computer monitor, and framed certificates. The Cafe/Bar has tables, chairs, bar stools, and shelving with bottles and glassware.

These aren’t random items we found at a garage sale. Every prop is chosen specifically for how it reads on camera. The colors work with the lighting. The textures show up properly in 4K. The scale is correct for cinematic framing. We’ve tested every item under professional lighting conditions because we know that’s what matters.

You can also rearrange and customize within reason. Want to move the couch to the other wall? Go ahead. Need to clear the desk for a specific shot? No problem. Want to add your own props to supplement what we have? That’s fine too. The base environment is built. You just adjust it for your specific scene.

The Time Savings Nobody Talks About

Money is obvious, but time is the hidden killer on productions. If you’ve ever spent three hours of a rental day just moving furniture into a white room and arranging it so it doesn’t look like a furniture store exploded, you know what I mean. That’s three hours you’re paying for. Three hours your crew is on the clock. Three hours your actors are sitting around.

With our sets, that time disappears. You load in your gear, do a quick lighting setup, and you’re shooting within thirty minutes. For a short rental block, that can mean the difference between getting your scene done and going into overtime. For a full day, it means you can shoot more setups, get more coverage, and actually finish your shot list.

We’ve had producers tell us they got more done in four hours at our place than they did in eight hours at a traditional empty studio. That’s not an exaggeration. When the environment is already built, your brain shifts from construction mode to creative mode immediately. You’re thinking about performance and camera angles, not whether the couch should face left or right.

WAREHOUSE 1 PRODUCTIONS NOTE

“We once had a client rent our Living Room set for a commercial shoot. He told us that at his previous studio, he spent $800 on prop rentals, $200 on a truck, and four hours of crew time just to build a living room that looked half as good as ours. He spent more on props than he did on our entire rental. That’s when we realized that props-included isn’t just a convenience. It’s a complete financial restructuring of how small productions should work.”

Customizing Without Starting From Scratch

Some productions worry that a pre-dressed set limits their creative options. The opposite is usually true. When you start with a complete environment, you’re customizing rather than building. You can swap out a few key props, adjust the lighting mood, and completely transform the feel of the space without the heavy lifting.

Our Cafe/Bar set is a perfect example. With simple prop swaps, it becomes a 1950s diner, a modern coffee shop, a dive bar, or an upscale lounge. The base architecture stays the same, but the details tell a different story. You bring a few specific items that matter for your scene, and the set does the rest of the work.

The same applies to the Office. Add some tech company branding and it’s a startup. Add vintage typewriters and rotary phones and it’s a 1970s newsroom. Add government seals and flags and it’s a federal building. The foundation is solid. You just layer your story on top of it.

Who Benefits Most From Props-Included Rentals

Indie filmmakers are the obvious answer. They don’t have art departments. They don’t have prop masters. They have a director, a camera, and a dream. Our sets give them the production value they need to compete with bigger-budget projects without requiring resources they don’t have.

Commercial producers love it because they can walk in with a product and shoot immediately. They don’t need to build a kitchen to shoot a cooking demo. They don’t need to find a real office to shoot a corporate spot. The environment is credible, professional, and ready.

Student films benefit enormously because students rarely have access to prop houses, transportation, or the budget for set dressing. They can focus entirely on directing, cinematography, and performance instead of scrambling to borrow furniture from friends’ apartments.
